Nine Four Ventures Research
Investment Thesis
Nine Four Ventures is an early-stage PropTech investor. It backs technologies that affect the people, processes and ecosystems that interact with the built world. The firm describes itself as vertically integrated: it pairs capital with a network of real estate owners and managers, industry advisors, and an owned portfolio of national properties that portfolio companies can use as a testing ground (its "Laboratory"). The firm reports more than 30 years of real estate experience across the team and its backers.
The firm reviews PropTech themes across the real estate asset lifecycle (develop and build, operate and manage, renovate or repurpose), across stakeholders (owner, contractor, vendor, lender, insurer, brokerage), across asset types (single-family, multi-family, retail, office, industrial, medical, hospitality) and across market segments (enterprise, mid-size, small). It states the list is not exhaustive. Its recent writing covers 2026 PropTech trends and AI in residential services.
Stage Focus
The About page says the focus is Pre-seed, Seed and Series A, with selective Series B and later investments based on strategic fit. A dedicated Pre-Seed+ page says "nothing is too early" and describes support for founders in the R&D phase: researching and validating a concept, forming strategy and GTM, building an MVP, and finding pilot customers, design partners and first paid customers.
Check Size
The site does not publish check sizes or fund size. No check size range or AUM is recorded here because none is verifiable from the firm's own materials.
Lead Tendency
Mixed. The Polygrade investment (October 2026) was a $6.3M round alongside Construct Capital, American Family Ventures, Hustle Fund and Room & Pillar, with the round led by others as far as the announcement shows. The firm made a follow-on in Latii's $5M Seed led by Leadout Capital. Lead tendency is recorded as unknown.

Decision Process
Not disclosed. The firm has a multi-person investment team with two general partners, so a partnership process is the likely structure, but this is not stated.
Founder Preferences
Founders building unique or proprietary technology, with go-to-market strategies and business models that support fast growth and margin expansion at scale. The Polygrade post shows a preference for operators with deep industry relationships ("in many built world industries, distribution is relationships") and prior history with the team.
Geographic Focus
Headquartered in Chicago with team members in San Francisco and New York City. The portfolio is US-centered with a few international names (for example Bridgit, Toronto). No explicit geographic restriction is stated.
Gaps
Check size, fund size and AUM, decision process, and individual investment dates were not available from the firm's site. The captioned portfolio read timed out twice; the portfolio was taken from the plain page read, where each logo links to the company's own site.
