OBOS Ventures Research
Overview
OBOS Ventures (formerly OBOS Oppstart, "OBOS Startup") is the corporate venture arm of OBOS, the Norwegian housing cooperative founded in 1929, owned by roughly 530,000 members and one of the largest housing developers in Scandinavia. The group has invested in startups since 2017. Its stated goal is profitable investments that contribute to innovation and renewal of the building, construction and real estate industry. It positions itself as a strategic investor that brings expertise, network and capital on the company's own terms. The website obos.no is the parent group's site; the venture program lives at obos.no/samfunnsansvar/obos-ventures and the contact address is [email protected].
Investment Thesis
OBOS Ventures backs distributive technology companies with large growth potential. It can invest across all OBOS business areas (housing development, property management, banking, commercial property) but has a particular focus on proptech and real estate technology, with an emphasis on environment and sustainability. The firm says the building, construction and property industry has historically seen little digitalization and that this is now changing. Criteria listed on the site: a good team, a strong value proposition, proven demand (paying customers, pilots or projects), a plan to scale in a large market, strategic fit with OBOS and the industry, and a potential exit.
Stage Focus
The firm looks for Nordic companies raising seed or growth capital and says it invests mainly in companies with a validated business model and paying customers. It describes its capital as long-term and says it can follow a company through several development phases. Recent activity shows participation in pre-seed and seed rounds alongside lead investors rather than leading itself.
Check Size
No check size is disclosed by the firm. A 2024 Teknisk Ukeblad headline says OBOS is committing several hundred million NOK to founders; the article is paywalled so the figure and fund structure are unverified. A third-party directory gives an inferred planning range of $100K to $1M, with 25 percent confidence. Check size fields are left empty.
Lead Tendency
In the two most recent rounds found, OBOS Ventures participated rather than led: Volve's $3M seed (August 2026) was led by Skyfall Ventures, and Solvera's $6.3M pre-seed (October 2026) was led by Seedcamp. It also invests with its own sister vehicle Construct Venture, which is co-owned with AF Gruppen. Lead tendency is recorded as follows.
Recent Activity
- October 2026: participated in Solvera's $6.3M pre-seed, an AI-native building engineering firm in Oslo, led by Seedcamp.
- August 2026: participated in Volve's $3M seed (AI for construction tendering), led by Skyfall Ventures. Henning Lunde said the decision to back the team again was easy, so this was a follow-on.
- The portfolio page also lists proprty.ai (Denmark, AI building condition assessment) as a recent addition.
Portfolio Highlights
Current portfolio listed on the site: Relynk (real-time commercial building data), 7Analytics (AI flood and natural hazard modelling), Visoid (AI architectural visualization), Plaace (retail area data and tenant marketplace), Parqio (garage access platform, incubated with OBOS), Perlo (AI project and risk prediction for developers), Receipts (digital receipts), Augment City (digital twin simulation), Unloc (digital keys), Senseloop (drone data capture), Telescope (financial climate risk for property owners), Volve and proprty.ai. It also lists fund positions in Antler, Construct Venture and Startup Lab, which are excluded from the portfolio list here as fund commitments. Divested or exited: Spacemaker (sold in 2020, now Autodesk Forma), Otovo, Catenda, Wanda and Hybel.no.
Team
- Henning Lunde, Head of OBOS Ventures since January 2023, previously director of OBOS Smart Living. Reports to the group CFO.
- Lars Iver Strand, Investment Manager (investment director when the team was announced in 2022).
- Camilla Gustavsen appeared with them in a 2024 press photo; her role is not stated and she is not listed.
Decision Process and Founder Preferences
The program is a corporate team inside OBOS with reporting to the CFO. It values strategic fit, so founders who can pilot with OBOS business units (housing development, property management, bank) get a real advantage; the site includes case studies of OBOS using Plaace, Senseloop, 7Analytics and Parqio. Founders are expected to bring engagement, relevant experience and large ambitions. Pitches go through a contact form (Edda dealflow) or [email protected]. Warm introduction requirements are not stated.
Geographic Focus
Nordic, with a strong lean to Norway; proprty.ai is Danish and one stipend went to a Swedish proptech founder in 2023.
Gaps
Fund size, AUM, check size and formal stage ranges are not disclosed. Most portfolio investment dates are not given on the page.
