Investment Thesis
Realyze Ventures is a Cologne-based, pan-European early-stage venture fund focused on the built world. Its tagline is "Investing in transition." The firm argues that real estate and construction produce about 40% of global CO2 emissions and 36% of global energy consumption, that energy savings of 50-90% are possible in existing and new buildings, and that technology plus serial prefabrication is needed to meet EU 2030 goals. It backs European founders building scalable technology that drives process efficiency and decarbonization in real estate, construction, energy and the skilled trades.
Three stated pillars guide the portfolio:
- Rooting sustainability: startups that help industry meet tightening legal requirements on sustainability and resource efficiency.
- Accelerating the energy transition: models that turn buildings from passive energy consumers into active producers within the energy system.
- Addressing the shortage of craftsmen: software and digitalization that make skilled trades more productive.
Stage Focus
Pre-Seed to Series A. The firm leads or co-leads early rounds (alago pre-seed, viboo, Phase0, companion.energy seed) and follows on in later rounds (plancraft Series B, Fuchs & Eule, encosa, Kuro).

Lead Tendency
News releases repeatedly say Realyze "leads the round" for alago, viboo, Phase0 and others, while Kuro's EUR 10M round was led by UVC Partners with Realyze participating. The pattern points to a mix of leading early rounds and participating in larger ones.
Recent Activity
Realyze announced a first close of about EUR 50M in June 2025, positioned as the successor to BitStone Capital's funds. It is actively deploying. Recent portfolio news from the firm's site includes Kuro's EUR 10M round (September 30, 2026), Phase0's EUR 2.6M round led by Realyze (PitchBook lists the investment on September 13, 2026), companion.energy's EUR 7.8M oversubscribed seed, encosa's EUR 25M total financing, a EUR 10M round for Fuchs & Eule, viboo's EUR 3.3M round, plancraft's EUR 38M Series B and alago's seven-figure pre-seed. The firm also announced new industry partners strengthening its platform and a partnership with ATechX.

- Manfred Heid: co-founded BitStone Capital, later established Realyze Ventures; over EUR 150M in realized exit returns.
- Kai Panitzki: co-founder of BitStone Capital; serial entrepreneur and former board member of Börsenmedien AG and FinLab AG.
- Stefan Läufer: CDO of the GC group, a leading European HVAC wholesaler; 25+ years in building technology and housing.
- David Nadge: former Director at MOMENI Ventures, ex-PwC and SIGNA; has evaluated 1,000+ startups; lectures on venture capital at Frankfurt School.

Venture partners and an advisory board of industry leaders complement the team. Fund investors include Art-Invest Real Estate, Cordes & Graefe, Goldbeck, MOMENI, ZECH, Deutsche Pfandbriefbank and family offices.
Decision Process
Not publicly documented. A small partnership of four partners plus a Director leading deal flow suggests partnership-style decisions, with the advisory board used in due diligence.
Founder Preferences
The firm says it wants the brightest European founders solving big problems in real estate, construction and energy, and values industry-specific advice and relationships. A portfolio CEO (alcemy) credits Realyze for introductions to industry players.
Geographic Focus
Pan-European, with the portfolio concentrated in Germany (Berlin, Munich, Hamburg, Cologne) and one Swiss company (viboo).
