Era Ventures Research
Investment Thesis
Era Ventures is a proptech-focused venture capital firm founded in 2022 by Clelia Warburg Peters to back founders reimagining the physical world. The firm's thesis centers on "transformational disruption" of real estate and the built environment rather than incremental digitization. Era frames innovation on a continuum from Enablement (incremental software improvements to existing processes) through Replacement (rebuilding traditional offerings with superior economics) to Transformation (fundamentally rewiring market dynamics, disintermediating gatekeepers, and connecting previously siloed supply and demand). While Era will invest across this spectrum, its stated north star is Transformation — the category it believes captures the biggest opportunities and most meaningful returns.
The firm's stated rationale: real estate is the world's largest asset class yet one of the least digitized, with construction productivity growing only ~1% annually versus 3.6% for manufacturing, and buildings responsible for 40% of global energy use and 30% of greenhouse gas emissions. Era believes the industry's fragmentation, heavy regulation, and poor customer experience have insulated it from the disruption other sectors have experienced, and that a convergence of cheaper hardware, more powerful AI, new marketplaces, and institutionalizing capital is now forcing change.
Sector Focus
Era defines seven core business models it considers essential to physical-world transformation: AI and SaaS, Marketplaces, Fintech, Tech-enabled Services, Hardtech, Balance Sheet Businesses, and Propco/Opco. Its own portfolio taxonomy (used on its companies page) groups holdings into AI and Data, AI-First Operators, Balance Sheet, Fintech, Marketplaces, Physical AI, and Propco/Opco — closely mirroring the seven business models above. In F4-OS canonical terms this maps primarily to proptech_real_estate, with strong fintech_payments and robotics_automation components and heavy ai_ml tech tagging across the portfolio.
Stage Focus
Per Era's own TechCrunch interview at the Fund I launch, the firm invests from seed through Series B, with Series A appearing to be a frequent entry point based on portfolio composition (e.g., Predoc's Series A). The firm is early-stage-weighted but will follow into growth rounds for existing portfolio companies.
Check Size
Era's Managing Partner stated an average check size of $3M–$5M per investment (TechCrunch, September 2024).
Lead Tendency
Public reporting does not clearly establish a consistent lead/follow pattern across rounds; Era appears in syndicates alongside other institutional investors (e.g., Base10 Partners, Northzone, and ENIAC Ventures in Predoc's Series A) as well as in rounds where it appears to be an early, close partner to founders (Honey Homes, ViaBot, Truehold/Longmark cited as early Fund I bets). Lead tendency is recorded as unknown pending clearer per-deal sourcing.
Recent Activity
Era closed its debut fund, Era Ventures Fund I, at $88M in September 2024 — reported at the time as the largest woman-led first-time venture fund, with LPs including New York-Presbyterian Hospital, Continental General Insurance Company, Fenwick & West, and Bain Capital Ventures. By March 2026, third-party trackers reported the firm had made roughly 10–15 portfolio investments from Fund I. The most recent tracked deal is a $30M Series A + seed round for Predoc (AI-native health information management), announced September 2025, alongside Base10 Partners (lead), Northzone, ENIAC Ventures, and other investors — notable as a departure from Era's core built-world thesis into a healthcare information adjacency. Fund status appears to be actively deploying.
Portfolio Highlights
Era's portfolio spans robotics and hardware (ViaBot, Tempo Works, PassiveLogic), fintech and balance-sheet real estate plays (Homeward, Goldbridge Banking, Longmark/fka Truehold), marketplaces (Ostrich, Latii, Welcome Homes), and tech-enabled services (Honey Homes, Indigo, Mainstay, Shepherd). Mainstay was incubated at Opendoor and serves institutional single-family-rental investors with data and transaction services. Shepherd is an AI-underwritten construction insurance provider that has separately raised a $42M Series B (March 2026) from other investors, evidence of strong follow-on validation for an Era Fund I bet. Longmark (formerly branded Truehold) offers a sale-leaseback product giving seniors access to home equity while remaining in their homes.
Team
- Clelia Warburg Peters, Managing Partner — Founded Era Ventures in 2022. Previously a Venture Partner at Bain Capital Ventures supporting its Proptech practice, and a co-founding Partner at MetaProp, one of the first dedicated proptech venture funds (credited with helping coin the term "proptech"). Served as President of Warburg Realty until its 2021 sale to Coldwell Banker. Earlier career included Boston Consulting Group (London) and the International Rescue Committee (Nepal, DRC). Yale undergraduate, MBA from Columbia Business School. Based in New York.
- Raja Ghawi, Partner — Joined Era at inception in 2022. Previously at Suffolk Construction, where he helped found Suffolk Technologies (Suffolk's AEC-focused venture arm) and was named its Investment Director in 2020; founded and led Boost, Suffolk Technologies' AEC innovation accelerator (30+ graduated companies). Earlier worked at McKinsey & Company in Boston, including time with QuantumBlack, McKinsey's AI/ML practice. Harvard graduate, native of Syria, based in Brooklyn.
Decision Process
A two-person investment team (Managing Partner + Partner) suggests a tight partnership-style decision process rather than a large investment committee; not independently confirmed by Era.
Founder Preferences
Era's public writing (its "Platonic Ideals" essay series on construction robotics and scalable robotics business models) and its emphasis on "visionary founders with the courage and capability to tackle the built world's most entrenched challenges" suggest a preference for founders with deep domain expertise in real estate, construction, or adjacent physical-world industries, paired with technical or operating credibility to execute transformational (not merely incremental) business models.
Geographic Focus
Era is headquartered in New York, NY, and its portfolio is primarily US-based, though it has made at least one UK investment (Ostrich, a UK off-market residential listing marketplace) and Latii operates a cross-border US–Latin America trade corridor.
